Hard criteria, soft criteria, and what's negotiable. If you're close on most of these, submit anyway — we make exceptions.

Larger parcels open multi-block deployments.
From an ERCOT transmission line.
Easier interconnection if closer.
Required for AWG.
Higher OK with grading.
No clouded titles or unresolved liens.
Some are workable, some are blockers.
Ag, industrial, unzoned. We help re-classify if needed.
What disqualifies
A short list of common blockers.
If any of these apply, talk to us anyway — sometimes there's a workaround.
- Active oil & gas operations on the surface (subsurface is fine).
- Pipeline easements running through the buildable footprint.
- Wetland designations that block grading.
- Floodplain (100-year) covering the candidate pad area.
- Conservation easements restricting commercial use.
- HOA or POA restrictions on land use.
