What we look for in a parcel.

Hard criteria, soft criteria, and what's negotiable. If you're close on most of these, submit anyway — we make exceptions.

The criteria

Quantified, in plain numbers.

Minimum acreage
5acres

Larger parcels open multi-block deployments.

Grid proximity
≤ 3miles

From an ERCOT transmission line.

Substation distance
≤ 10miles

Easier interconnection if closer.

Annual humidity
≥ 50% avg

Required for AWG.

Topology
≤ 8% slope

Higher OK with grading.

Title clarity
Required

No clouded titles or unresolved liens.

Easements
Reviewed

Some are workable, some are blockers.

Zoning
Flexible

Ag, industrial, unzoned. We help re-classify if needed.

What disqualifies

A short list of common blockers.

If any of these apply, talk to us anyway — sometimes there's a workaround.

  • Active oil & gas operations on the surface (subsurface is fine).
  • Pipeline easements running through the buildable footprint.
  • Wetland designations that block grading.
  • Floodplain (100-year) covering the candidate pad area.
  • Conservation easements restricting commercial use.
  • HOA or POA restrictions on land use.
